Everything you need to know before organising a move

Moving home is one of the most significant undertakings most people will face, and the difference between a stressful experience and a smooth one usually comes down to preparation. Getting the key stages right, from the initial decision through to settling in, can save considerable time, money, and anxiety.

  • Deciding Whether It’s the Right Time to Move

Timing a move well is partly about personal circumstance and partly about market conditions. The 2026 property market offers encouraging signs for those considering a move, with Zoopla’s January 2026 House Price Index reporting that mortgage rates have stabilised at their lowest level in three years, buyer demand is rebounding, and the number of homes available for sale is the highest it has been in over eight years. For those who have been waiting for greater stability and choice, conditions look more favourable than they have for some time.

  • Preparing Your Home for the Move

Before listing a property, it is worth investing time in presentation. Decluttering is the single most impactful step as it makes rooms appear larger, speeds up the packing process later, and signals to buyers that the property has been well maintained. Alongside this, minor repairs such as filling cracks, fixing dripping taps, and refreshing tired paintwork in neutral tones can meaningfully improve buyer interest without significant cost. Estate agents consistently note that first impressions, both online and in person, are what drive offers.

  • Organising Your Finances Early

Securing a mortgage in principle before beginning a serious search is essential. It clarifies your budget, signals credibility to sellers, and avoids delays once an offer is made. Besides the mortgage, budgeting should account for solicitor and conveyancing fees, survey costs, and removal expenses. As Farrell Heyworth noted in their January 2026 property market forecast, mortgage rates are expected to stabilise in the 3.75–4.75% range this year, making early financial planning more straightforward than it has been in recent years. Stamp duty thresholds are worth reviewing carefully depending on purchase price and buyer status, as these can add thousands to the total cost.

  • Mastering Packing and Moving Day Logistics

Packing is consistently underestimated. Strong double-walled boxes, clear labelling by both room and contents, and a separate essentials bag for the first night all make a material difference. Measure large furniture against doorways and stairwells in the new property before moving day because sofas and wardrobes regularly cause costly delays. Booking a day or two off work either side of the move gives time to handle the unexpected without pressure. If you are moving to or from a city centre property with limited access, or need to bridge a gap between sale and purchase, self-storage in Manchester city centre, for instance, offers a practical and flexible solution for keeping belongings safe in the interim.

  • Getting Settled and What to Expect Post-Move

The work does not end on moving day. Updating your address with banks, employers, the DVLA, HMRC, and subscription services should be tackled methodically in the first week. Registering with local GP and dental practices, finding out bin collection days, and introducing yourself to neighbours all contribute to settling in more quickly. Allowing yourself time to adjust as the first few weeks in a new home can feel disorienting even when the move itself went smoothly. Building a list of local services and amenities early makes daily life considerably easier from the outset.

Moving home involves far more moving parts than most people anticipate, but careful planning at each stage makes a genuine difference. Whether you are preparing your property for sale, navigating finances, or managing the logistics of the move itself, starting early and staying organised will see you through to a smooth and successful transition.
